30,000 Families, 40 Years Later - A Dublin Success Story

Forty years ago, two entrepreneurs in central Ohio noticed something: homebuilders were largely ignoring people who wanted to downsize into a lower-maintenance home without giving up quality or a sense of community. Phil Fankhauser and Ed Bacome decided to do something about it.

The company they built is Epcon Communities, headquartered right here in Dublin. Their signature: single-level homes built around shared courtyard spaces, designed specifically for active adults who want the lifestyle without the yard work. If you've driven through central Ohio long enough, you've almost certainly passed one of their neighborhoods.

Forty years in, more than 30,000 families call an Epcon community home. They've grown from a single community in central Ohio to the largest homebuilding franchise in the U.S. by volume, with over 70 franchise builders operating in 25+ states. They build and sell the homes outright — no renting — targeting the 55+ market that the rest of the industry was slow to take seriously.

To mark the anniversary, Epcon recently launched a foundation backed by a $1 million commitment, focused on cancer care, pediatric health, military and first responders, animal welfare, and hunger relief.

Not bad for something that started with two people and a gap nobody else wanted to fill.

Dublin Might Be Getting a Pilates Reformer Factory

PersonalHour, a four-year-old Pilates reformer company that's already sold more than 12,000 units across the country, is planning to open a manufacturing facility in Dublin after receiving a $4 million investment offer to fund the expansion.

If you've taken a Pilates class lately, you've probably used a reformer — those sliding carriage machines that use springs and resistance for a full-body workout. PersonalHour specializes in premium versions made from maple and oak wood, built for both home use and professional studios. They currently manufacture overseas; the Dublin operation would be their first U.S.-based production facility.

The planned space would run between 10,000 and 13,000 square feet and focus on manufacturing the wooden reformer frames — potentially producing upwards of 10,000 per year once fully up and running. The company says Dublin was chosen for its logistics infrastructure and access to Midwest labor markets.

Still early days — the facility is in the planning and feasibility stage, nothing signed yet. But with the home Pilates market continuing to grow, it's an interesting one to keep an eye on.
