The Fine Print on Dublin's OSU Expansion

A few weeks ago we covered OSU Wexner Medical Center buying 16 more acres next to their Shier Rings Road facility — expanding their Dublin footprint by about 50%. At the time, the specifics were still being worked out. Dublin City Council just filled those in.

Under the ordinance introduced this week, OSU has committed to building a specialized medical facility of at least 150,000 square feet on the new land. That's a meaningful number — roughly the size of the existing building, which already houses urgent care, primary care, imaging, labs, and a range of specialties. What specific services are going in the new building hasn't been announced yet.

The Fine Print on Dublin's OSU Expansion

The more interesting detail is the deadline Dublin built into the deal. If OSU doesn't begin construction by December 31, 2031, the city retains the right to reclaim the land and return the $2.9 million purchase price. That's not a standard land sale — it's Dublin making sure the commitment is real before it gives up prime acreage permanently.

A few other terms worth noting: the city will fill an existing ditch, remediate wetlands on the site, and work with OSU to realign Old Avery Road to accommodate the larger campus. OSU also gets first right of offer on adjacent city-owned land, meaning Dublin can't sell nearby parcels to anyone else without giving OSU the chance to buy first.

For Dublin residents who've already made the switch to seeing their doctors on Shier Rings Road instead of driving downtown — more capacity is coming. The question now is what specialties land in that 150,000 square feet.
